.TX1 *** INTRODUCTION TO INDEPENDENT CONTRACTOR AGREEMENT *******
INDEPENDENT CONTRACTOR AGREEMENT
This agreement is made this date between {CLIENT} (the Client)
and {CONTRACTOR} (the Independent Contractor), as follows:
Now, therefore, the parties hereto agree as follows:
{!P}. EMPLOYMENT. The Client hereby employs the Independent
Contractor, and the Independent Contractor shall perform the
following described services for the Client subject to the terms
and conditions of this agreement:
SERVICES TO BE PROVIDED FOR CLIENT

{!P}. TERM OF AGREEMENT. The employment of the Independent
Contractor hereunder shall commence on {START_DATE} and shall
continue to and including {END_DATE}.
.TX2 *** OPTIONAL EXTENSION OF TERM FOR INDPNT CONTRACTOR AGR ***
{!P}. EXTENSION OF TERM OF AGREEMENT. The Independent
Contractor shall have the right and option to continue this
Agreement hereunder for an additional period commencing at the
end of the above term and ending {OPTIONAL_END_DATE} by giving
the Client written notice not later than {OPTION_DEADLINE} of
his intentions to do so, and upon his exercising such option,
all of the terms and conditions of this Agreement shall continue
in full force and effect for such additional period.
.TX3 *** CONCLUSION - INDEPENDENT CONTRACTOR AGREEMENT **********
{!P}. DUTIES. During the period or periods of his employment
hereunder, the Independent Contractor shall serve the Client and
shall perform all general services required or requested by the
the Client. The Independent Contractor shall also provided such
other advisory services in connection with the above services for
the Client as may be requested from time to time by the Client.
{!P}. TIME REQUIREMENTS. The Independent Contractor shall
devote during the term of this agreement not more than {TIME}
of his time, energy, and skill to the duties of his employment
hereunder and shall periodically, or at any time upon the request
of the Client, submit data as to the time devoted to service to
the Client.
{!P}. COMPENSATION. The Client shall pay to the Independent
Contractor for his services {COMPENSATION}, during the period of
his employment hereunder. Such aggregate sums shall be paid
{PAYMENT_TERMS}.
{!P}. INDEMNIFICATION AND HOLD HARMLESS PROVISION. The
Independent Contractor agrees to indemnify and hold harmless the
Client from any and all claims by the Independent Contractor or
by others arising out of and in the course of the performance
of services under this agreement. Any and all claims for
benefits and or claims for unemployment and for workers'
compensation benefits are hereby expressly waived by the
Independent Contractor who agrees to maintain separate policies
of liability, health, and accident insurance as may be necessary
or required by the Client in connection with the performance of
services hereunder.
{!P}. RELATIONSHIP BETWEEN PARTIES. The Independent Contractor
is employed by the Client only for the purposes and to the extent
set forth in this Agreement, and his relation to the Client shall,
during the period of his employment and service hereunder, be
that of an independent contractor. The Independent Contractor
shall be free to dispose of such portion of his entire time,
energy, and skill during regular business hours as he is not
obligated to devote hereunder to the Client in such manner as he
sees fit and to such persons, firms, or corporations as he deems
advisable. The Independent Contractor shall not be an employee
of Client nor be entitled to participate in any benefit plans,
arrangements, or distributions by the Client pertaining to
or in connection with any insurance, pension, stock, bonus,
profit-sharing, or similar benefits for regular employees.
{!P}. PROFESSIONAL RESPONSIBILITY. Nothing in this Agreement
shall be construed to interfere with or otherwise affect the
rendering of services by the Independent Contractor in accordance
with his independent and professional judgment. The Independent
Contractor shall perform his services in a good and workmanlike
manner and in accordance with generally accepted practices.
{!P}. ENTIRE AGREEMENT. This Agreement shall be construed in
accordance with the laws of the State of {STATE_NAME} and shall
constitute the entire Agreement between the parties.
In witness whereof the parties have executed this agreement this

.TX4 *** REAL ESTATE BROKERAGE AGREEMENT FOR REALTY SALE ********
REAL ESTATE BROKER'S AGREEMENT
This Agreement is made this date between {CLIENT_NAME} of
{CLIENT_ADDR} hereinafter referred to as "the Principal" and
{BROKER_NAME} of {BROKER_ADDR} a Real Estate Broker, hereinafter
referred to as "the Broker", as follows:
1. Property. The Principal is the owner of the following real
estate:

2. Employment of Broker. The principal hereby lists the above
property with the Broker for sale at the price of {ASKING_PRICE}
or at any other price acceptable to him, or her. The listing to
sell means that the Broker shall be entitled to the commission
provided herein regardless of who procures the buyer.
3. Sales Commission. The Principal agrees to pay to the Broker
a commission of {COMMISSION} percent of the purchase price upon
the sale of the listed property. The commission will be earned
when all of the following conditions are met:
(a) a buyer is produced who is ready, willing and able to
buy the listed property on terms acceptable to the Principal,
(b) the buyer enters into a binding contract of sale, and
(c) the buyer completes the transaction by closing title
in accordance with the contract of sale.
If the buyer is unable, unwilling or defaults in the purchase,
the Principal will not be required to pay any commission to the
Broker.
4. Other Brokers. The Principal authorizes the Broker to
submit the above listing to all multiple listing services
available in this area. The commissions provided for in the
agreement shall be divided among the brokers involved in the
sale in accordance with agreements between them.
5. Advertisement. The Broker and other brokers to which the
listing is submitted are authorized to advertise the sale and
take all necessary steps to bring about the sale of the listed
property.
6. Signs. The Broker agrees to provide suitable signs for
advertising the sale of the property subject to the approval of
the Principal.
7. Term of Agreement. This agreement shall remain effective
until {END_DATE} unless terminated earlier as provided herein.
8. Termination. Either party may terminate this agreement on
{TERM_NOTICE} days notice, in writing, to the other party. Such
termination shall not limit the Broker's right to commissions
on a sale then under negotiation.
